The parkit control holders are showing faith in their share price as they swap out privately held buildings and land for the shares. Mr. Grippo is doing the same, except we think he is stealing them at a price that does not reflect the more hidden development values.
The 100% is more easily saleable and is probably worth a touch more.
The parkit model just shows that supply can be obtained without testing the public market.
MPC has a path for growth, we just do not like it.
If we paid for the half using underwritten share sales is it better? We would pay banking spreads, but would at least have more coverage.
