That's a fascinating and even probable explanation. Let me point out that QH of Novo is a close friend of writer/promoter Bob Moriarity who once wrote in support of Sterling's efforts at Sail Pond.  And if I recall correctly, Sterling is working on a district-scale project, meaning it could have potential well beyond the typical venture.
