They should get to 80% at the end of the year, which means next year if they have net additions they should be able to start increasing the dividend again.

I agree that net deployment is the important measure. A net deployment of $100M (without issuing new equity) at 15% would result in an increase of $0.20 cash flow per share (using data on page 13 of ...more

I recommend you look at net deployment, so deduct any redemptions in 2018. I'm hoping to see net deployment of at least $100M, which should allow a dividend increase in early 2019 of at least 7%.  ...more
