I also am a big fan of Whitercock, but was somewhat disappointed in the results today. Although one quarter is not enough to base to much on. It seems like for about the last five or six quarters, they announce, or we interpret, that in the next quarter the AFFO is going to cover the distributions. Hasn't got there yet. However their continuing to purchase new properties is certainly part of the reason they haven't.

By the way, I don't believe AFFO includes depreciation. Depreciation is one of the factors which is subtracted from cash flow to arrive at earnings.
