RE: RE: RE: RE: So...I don't set a timeframe for my fair market estimates. I focus on the in situ metal values. I run the numbers based on NI43-101 reserves and resources plus the closing market price on comparables and spot metal market prices.

The biggest variable in my RIO estimates is probably CapEx followed closingly by mining efficiency (i.e. metallurgical numbers, mining plan and like factors). An update of the Feasibility Study for the sulphides would provide a better basis. But that probably won't be out for a while yet.

I am seeing that a lot of gold/silver juniors are relatively undervalued using my valuation strategy. There a few exceptions such as Orko Silver where my numbers are coming in too low. I am expecting that I'll be able to say that a gold bubble has started once I see my fair market valuations coming out below the current prices on many/most junior gold/silver miners. I believe this would have been the case back in the early 80s when gold briefly went parabolic. Right now we are a long from from a gold bubble IMO.
