same property NOI has been falling as per their financials.

The REIT may head up only if leases are stronger, which is unlikely in tertiary markets in have-not provinces like Quebec and Ontario with rising energy costs and lower real wages. If NOI stats flat per property and if they can sustain distributions at fifty cents and if they can get new cheaper mortgages to pay down expensive ones stock will head to $5. If not, it will fall further.
