Feb 27 is the record date which makes Feb 25 the ex dividend date.

Dividend is payable to shareholders of record Feb 27.  In order to be the recorded shareholder on Feb 27 you need to have purchased it at least 3 business days earlier  i.e. by Feb 24.  So tomorrow  (Feb 25) is the ex dividend date.  If you bought today you will get the Feb dividend at the end of March.  If you buy tomorrow you are buying it ex dividend and the guy you bought it from will get the dividend.
