Have we found bottom in November 2015 ? Latest financials upWith the latest financials showing improved same asset NOI increase by 4%, reduced payout ratio and a sustainable distribution of 25 cents a year PAR.un might have found bottom.

A concern is the over 70% leverage and barely 1.1 total debt coverage ratio ( including debentures ) which will keep this REIT constrained but it appears that we will not slide below $3 but move slowly towards $3.60 or so which will provide a decent 7% yield.

Debenture redemptions will result in more equity issuance thus further dilution.

As to $4 or even $5+ target as per StockPumper, I do not share that enthusiasm, but I think we have found bottom and will linger around $3.50 until further evidence of continued NOI improvement can be evidenced next quarter.
