Hardly.

As stated, $3.50 or so .. maybe less as not all $3.20 rights have been exercised and same asset NOI is up only 4%. So, adding 4% to $3.20 I arrive at $3.32. 

From there to $5.50 is an over 60% gain. Seems like a fair stretch to me.

But, keep pumping the optimism, it is good entertainment.
