Overall positive, some negatives which can be capitalized by the shorts.  

Positives:
1. Question on buy back .. answered nicely by Mr King. 
2. Best looking Q thus far. 
3. Guidance for next Qs improved. 
4. 200M "dry powder" 
5. Reduced debt. 
6. No redemptions on horizon. When asked about deployment and redemptions in future. AD stated there would be no redemptions known to them as the most of the loans are newer (less than 3 years old) 

Negatives:
1. Still no news of deployment
2. Kicmo might need money and AD is willing to lend them : Isn't Kimco one of the problem files ? AD thinks Kicmo management team is capable and this will be very beneficial to AD in the longer term. ... But, I think this can be SIGNAL to shorts. 
3. Cormark  guy questioned the AD's deal process. Probing that is there something about AD's terms and agreement which pushes businesses away and may be that’s the reason for delays in deals ? .. I think Mr. King answered this question pretty good, the angle of questioning from Cormark guy is concerning. 
4. Run rate Payout ratio is now 98%. This can again become a signal for shorts. 

I think, overall everything looks just OKAY.. not spectacular. The news on deployment of that dry powder of 200M can only lift this up. Otherwise I fear, if the stock will be again brought down soon probably to newer lows.. . Only remedy is Deployment. 

GLTA... As stated, this is just my reading of CC, there are far more experienced people here, please feel free to correct me.
