RE:Low YieldMy thinking: MI went public less than 2 years ago, after being a private company for more than 50 years. Since July, 2018, they've raised their dividend twice. Trading started at about $16 in July, 2018. Hit just under $28 barely a month ago. That's a double in two years. 50% cap gain each year. And they've undertaken two successful raises (150m in 2019 at 19.60) (245m at 22.85). In short, Minto is a growth story underpinned by solid fundamentals, low payout ratio and yield similar to (though less than) other Apt REITS. The monthly dividend is a bonus, and will continue rising as long as MI performs, but this is not a REIT you chase for yield. At today's closing near 18, once the economy rebounds, and growth plans may be executed, I'm betting we will see another 50% gain in MI in a short period of time, taking it back to $28, where it was in early March, 2020. If you look at vacancy rates across the country, together with increasing cost of home ownership, you'll see that the percentage of people renting will only increase.
