Unfortunately BPY will cut the dividend when BAM says it will and BAM wants the cash flow to say, buy BPY shares at US$12, and I think BPY should actually be buying its shares back if it can and if they believe their own narrative.  

I think it is basic corporate finance that you pay special dividends (which US$1.30 per share kind of is at this point) when your stock is overpriced and you buy stock back when it is undervalued.

Management is our fiduciary and I hope managment has the guts to do the right thing for us loyal unitholders.

  They just tendered to buy 1/6th of the company.  You should see value from their purchase going forward.  Expect 20% upside near term and 100% upside long term.  Business is booming everywhere I look!
