Also, their Van Dyke project could triple in value short terms and could be better than Florence medium/long term with 50% of the land still unexplored.
With Schaft Creek (25%) and Van Dyke (100%), expecting they will have easily over 1B of NAV that you can buy today for 50M... and I'm not counting all the other properties they own at 100%.
