It owns and manages a diversified portfolio of office, industrial, retail, multi-suite residential and hotel properties in North America. It is a significant sponsor of two real estate investment trusts (REITs): Morguard REIT, a closed-end Trust with a diversified portfolio of Canadian commercial real estate assets; and Morguard North American Residential REIT, an open-end Trust with a diversified portfolio of multi-suite residential assets across North America.

but on the other hand, we have :
- Winners/homesense : Q1-2022
- Save on foods : Q3-2022

what intrigues me Why all other reits recoved and not this one despite that Morguard has some wonderful properties, somewhat comparable to CUF or HR ...

if I was Rai Sahi and have the share buyback program, I would squeeze shorts like crazy (just to punish them :-D )
