Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Ya I get that. It's just anything pure office or even overweight office, to me just doesn't seem to be the place to be. Could it make a return one day, of course, probably will, just how long do you want to sit on dead money? As for selling above NAV, I don't think office as a whole will sell anywhere near to where real NAV is. Thats not to say that if you pick off the cherry of your portfolio that you can't do well on a property (or two) , but in the case of Artis who sold off their crown jewels and did well enough but where did that get them? Now left with arguably a weaker portfolio mix with a significantly lower share price. I guess just not my cup of tea in this environment nor the foreseeable future.
