Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Seems like you were caught with your pants down also. If you realized the fed was embarking on a tightening cycle and you saw Artis taking huge amounts of variable rate financing why in the world would you invest so much in the reit with such obvious headwind risk? If I remember correctly at the time, I suggested to you that Artis may well revisit it's covid low and was somewhat chastised for the comment. You in turn were pounding the table to anyone who would listen to back up the truck and buy buy buy as much as they could. Couldn't loose under ten, steal of the century at nine, all in under 8.....................and on and on. Seems as though a margin call or loss of divvy wouldn't sit too well. Always understand what you own and why and most importantly the risk involved in particular when the market is discounting it so much. As I noted in an earlier post, when you think you are smarter than the market it is usually shortly thereafter that you find out it is the other way around. Best of luck still.
