Implied cap rates factoring in both Dream Office and DIR market unit prices is already very attractive at above 8%... to crystalize some of that value via DIR sales and use the proceeds to capitalize the business rather than plunge it into equity would be lovely for long-term patient investors here. Just my thoughts. Cheers and all the best.
