The properties are divided into three categories: office, retail, and industrial. USA Capital LossesI am beginning to conjecture, yes, conjecture that the reason XRE cad reit sector has underperformed VNQ US reit sector is due to capital loss rules.  There was likely lots of capital gains in 2020/2021/2022 for REITs/markets and canada lets you carry it back for 3 years.  US it appears they only let you offset capital gains in current year, then go towards income of only 3k, and then carry forward.  So potentially there's lots of $ to be recovered by investors/funds to regain good capital gains tax from 2019-2022.

I also conjecture that starting now or in about 2 weeks it will turn into tax loss buying and canadian reits will rip from early Dec to Feb, then you sell while dumb joe is buying in feb thinking its all good
