Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Let's circle back hereForget about the strategic review, if want to say that artis will benefit from rates going back down, FFO/AFFO go back to ~1.5x from what it is now, maybe $9 unit price if we're luck in next couple years, the fact remains diversified REITS have been and always will trade at a steep discount.  Could Manji still get outsized gains with his public securities plan? I think that's a non starter and he will not continue with public securities as it is now evident it is more headache than its worth.  Will he try to acquire other small reits like cominar? Possibly, but all this execution risk needs years to play out and for him to make some big bold right bets for the market to see him realizing outsized gains. 

Therefore, artis still does not have a long term vision, that isn't just hoping it can ride the interest rate cycle back up, as once the easy gains are made the trust needs to be more reselient to trade at close to NAV
