Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Rad - not financial advice - but I short the yen thru my IBKR margin account. I borrow it at 1.5% p.a. and have REITs as collateral, which distribute more than the CAD and JPY interest. I short JPY by buying a JPN stock 100% on margin (thus creating the JPY debt, which I consider a short position). The long side is a JPN company committed to increasing btc per share. So the trade ends up being, BTC/JPY, with a negative carry of 1.5% per year, before factoring in the aforementioned yield on the collateral/REITs. Long live the JPY carry trade.

It's  a little too exotic for my simple approach, but I admire anyone who can do stuff like this on a regular basis.

Tranferring over from my discount online brokerage to interactive is also something I have "meant to do" for a while now.  Too much inertia!!

Picked up some GOOGL and FFH with cash from Artis preferreds.  I only dollar cost the regular units.
