I think there will be a deal announced before the end of the month....the SP action is certainly sending that signal IMHO..

I recommend you look at net deployment, so deduct any redemptions in 2018. I'm hoping to see net deployment of at least $100M, which should allow a dividend increase in early 2019 of at least 7%. .

I agree that net deployment is the important measure. A net deployment of $100M (without issuing new equity) at 15% would result in an increase of $0.20 cash flow per share (using data on page 13 of the May 2018 investor's presentation). Given a current dividend of $1.62, that's a bit more than 12% of the current dividend. I believe that they are unlikely to get 15% and I wouldn't mind ...more

[Emphasis added to the prior comment below is mine.] In a presentation (late 2017?) the CEO stated they'd like to get the payout ratio below 80% before raising the dividend. Nothing further was added; I got no sense of how rigid that intention is. But as you did below, it lets us calculate a ballpark estimate of what amount of net deployment might be needed. .

They should get to 80% at the end of the year, which means next year if they have net additions they should be able to start increasing the dividend again.

How'bout we get to 90% first and ensure a stable dividened that the market will finally believe. Your saying they are going to raise divy - geez right now major market players dont think this is sustainable for long OR the yield would be lower - Correct?
