Value of Bek

The NAV is around $15, I think, but what is the real NAV when we take into account the actual value of RE in Ontario at this time? I would guess that the true NAV is closer to $30 per share when you take into account the appreciation in value of the properties given the hot RE market.....any one care to comment? All imho.

As the company follows IFRS, properties are being constantly evaluated and valued. In BEK they actually apply the Fair Value method vs the Cost method. That means that gains and losses on held real estate make their way into "Comprehensive Income" (cost discloses FMV in Footnotes)  So the carrying values of those properties should see an increase if you are right about the Ontario ...more

Very helpful...thanks! Will look into how the FMV is calculated/discovered.....I wonder if it is based on govt assessments or actual and current RE market valuations.....which would be more work to estimate as it would have to be done for each property by an industry expert.
