It seems that CBG should hit $1.25 USD if their 45% of the project is sold. Does anyone have other ideas of the takeout value of the project? With a small premium maybe $1.35 USD?

I think you are in the right ballpark for what Nord would be offering. More upside if CGT can attract a bidder for the whole company. Most posters here don't think stock reflects any value for Eastside. Nord has ROFR on Montage asset only. Bidding for the whole company complicates the valuation process for Nord.
