I honestly think even $10 for Artis would be a win at this point. The money could be reinvested in similarly battered REITs like D, AP, or even something well performing like HR. I did the same thing. Chased artis from $10 to $7.40 and added 200k more in it then I should have based on my diversification plans. really hard to believe they were caught with their pants down when they knew 1 year ago fed was going on a hard tightening cycle

If you realized the fed was embarking on a tightening cycle and you saw Artis taking huge amounts of variable rate financing why in the world would you invest so much in the reit with such obvious headwind risk?
