To outperform HR in August so I can reverse my earlier trade last year and even them back out.  HR and ARTIS were once both equal price, then I realized Manji is playing games with investor capital, while HR is slowly and cautiously going to be 80% res/20% industrial by 2026 and a possible final move of splitting them into 2 pure plays or selling the industrial full out and being LANDTOWER PLUS

Artis needs more transparency with their unitholders. Commit that no further public market REIT investments will be made. Promise that a certain percentage of all future asset sale proceeds will be applied towards debt repayment. In the absence of that, I'm afraid we will have to hope that Artis reports good results and some other REIT massively misses their Q2 and shorts decide to cover so

No one is optimistic he can create value by buying reit securities and gaining board control.  He has no record and flopped with FCR and Dream Offfice.  He may make a good trade, but I dont want to invest in reit manager that trades other reits, I can buy the index.  So, me and Frankie agree, HR is probably going to be the winner long term.  I still think Artis can do a full
