Effectively the results need to show a 0.15 AFFO without a one-time item thereby suggesting the 7.5% dividend will be maintained, and the possibility of it going back to 0.20 later in 2025 on lower rates and capital recycling.
I would say $8.50-9 can happen before end of year.
How to squeeze back to $10-12...probably not happening with the permantently dented office sentiment
