GRA NEWS: MARLBORO COMPLETES SALE-LEASEBACK OF NC FACILITY

Apologies, this was announced about 2 weeks ago... a bit late.. but someone on the GRA Reddit group unearthed this seemingly small announcement which I think is much more than that:

This news release from Marlboro is potentially quite insightful... 

  1. The company paid USD 3.5MM for all of the assets of Continental Structured Plastics (including this piece of real estate) less than one year ago (Oct 2020). Doing a quick search of commercial real estate listings in the area for the value of a fully leased 65,000 sq.ft industrial facility with a long term lease in place to a credit worthy tenant easily puts the value at 3.5MM or more on the sale of this building. The comps aren't perfect but it is easy to back into that at least ballpark value. That means that NanoXplore was able to get all the equipment, inventory, client relationships, intellectual property and other assets approx for free after this transaction. This shows the sharp business minds at the helm here.

  2. Going to Marlboro's website and noting their emphasis on development and the comments in the press release "We pride ourselves on being a conduit for economic development and this partnership with RMC exemplifies that as they continue to grow and invest in their first US operations"... I think reading between the lines it is fair to assume that is confirms that the development of at least one graphene module in their North Carolina operation is underway.

  3. This is a very solid news release. The company did not even release this, this was announced only from the Marlboro side. This further confirms to me that GRA is the exact opposite of a pump and dump stock. They are quietly working away behind the scenes creating long term value with the end game in mind. As frustrating as it can be to have a lack of news flow, this is much much better than many other small caps that are more focused on short term stock price gains than the actual business at hand. This speaks volumes for long term investors such as myself.

If you go to Paradigm's latest report, not sure if it was a typo or over-enthusiastic. They did say these modules are underway.

Great point, I did read that as well. I am going from memory but I believe the report actually contradicted itself and said "planning phase" in one spot of the report and "under development" later in the report. I took the conservative view that they were still in planning mode, but with this news release to supplement that earlier report I feel increasingly confident that more ...more

Yes, the report kinda contradicted itself. What we don't know is, what is their definition of planning vs. construction underway; thinking a fine line there. Possible just trying to not let the cat out of the bag.

Here is another read in between the lines. A few months back in one of the video interviews that Soroush had, he was asked if the Montreal plant had a capacity of 4000 tonnes per year. Soroush said yes it capacity is 4000 tonnes but we can push the out put to double its capacity.
