Which isn't unique to HR is how non shareholders and REIT investors get so many names at near distressed liberation Day values when the macro is much more favorable to buy REITs instead of GICs ...more

they have to read the t-leaves. residential spinout = $14 residential spinout + industrial disposition $14-16. status quo = $8-9 at best. 8-9% implied cap rate. 40-50% nav discount. my 2 cents.

Pretty clear MGMT is not being fully transparent as I thought a plan would be put forth on the latest PR. highly doubt the 200m NCIB is their tool to close the gap. That's useless honestly Only ...more

Full manipulation of cad REIT sector on display

You can say tax loss selling or whatever I don't recall everything cad listed UN JUST dives 6 days in a row. Making me nervous and prepared to exit these things at next rally.

there is no pension at H&R according to the AIF. i dont think he gets change of control if he sells the reit. his family are likely billionaires based on my research... mickey mouse for him ...more

Hofstedter is well past normal retirement age (70+) and is sitting on around 3.5 million units + options + change of control contract.  He will be retiring soon.  I have to assume he wants ...more
