Sold this one last year above 9$. Is it a buy now? thinking to add a few

looked at last quarter's earnings. They seem to be selling assets.

Why is their interest rate so high even as 5 year bond yields fell

Subsequent to March 31, 2024, the REIT economically fixed the interest rate on $40 million of the outstanding balance at 7.36% for a term of 2 years by entering into interest rate swaps.

In 2024 to-date, the REIT has refinanced and amended mortgages in North America totaling $49.1 million, bearing a weighted average interest rate of 4.95% with new mortgages of $53.6 million, bearing a weighted average interest rate of 6.91% and weighted average term to maturity extended by approximately 3 years.

Debt 52% Cap rate 6% Current Average Mortgage rate 6% Dividend yield 7% New mortgages rate at 7%+ I believe it's an average buy now. There are better stocks.. Yes buying at 4$ may be good on

I'm hoping they actually sell it via strategic review.  Otherwise could just go to 6 max until affo goes up a lot more

I sold my huge postion at 13 dollars a few years ago and then bought a a ton at 4 dollars.  What do you think I should do Canadian guy?

Good for you. I have better reits looking at fundamentals  Cap rate 6% Debt ration 52% Yield 7% Current Average Mortgage interest rate 6% New mortgage rates 7%+. If they keep taking new mortgage rates at 7%, they barely would cover dividend. I believe it all depends on interest rates.
