Have you looked into the Airbnb situation?  There are 65% more Airbnb rentals than homes listed for sale. Prices for rentals are falling and landlords are trying to get longer term leases as desperately as possible. The difference between Canada and the US is that our mortgage renewals turnover more quickly and so Canadian Airbnb property owners are s.o.l when they renew their terms.
