They have a legal requirement to distribute funds, not do buybacks.  Property sales are a good way for them to get capital that they can use to buyback stock though which is an important portion ...more

i don't think so as it use to trade at a premium to nav becuase of distribution in a historically low interest rate enviornment but possible with the buybacks and if interest rates collapse. no ...more
