Yes indeed, Frosch1. As mortgage rates climbed, new home sales declined throughout the US and that also impacted lumber pricing. It's one of the essential commodities in construction and it declined around 55% YTD. Another indicator for construction demand is that the XHB ETF is down 30% in 2022. That's an excellent point Frosch1. Can you post where the $1700 price per 1000 board feet was utilized in the Altus Report. It was Greenbriar's builder who provided the building cost of $99.50 per square foot (which is very much on the low end) even at $400 per USD 1,000 board feet. I haven't actually seen anywhere as to when Landmark's building calculations were performed. If it ...more

I'd like to correct the (again) wrong estimate hammered in here by shneps (for whom every aspect of anything GRB seems to touch represents a nail to knock on). The decline of timber prices is pretty beneficial for the total construction costs... IMHO it's quite likely to offset a reasonable decline in the market prices for entry-level homes and it's not unthinkable it can even be ...more

Wow, timber framing. I didn't see any architectural details noting the buildings incorporating timber framing. If that is the case then yes the amount of lumber involved rises significantly. As do the labour costs.
