Annual report is out.  All properties sold.  Nothing left to do but distribute the cash.  Everybody wants their money out.

undervalue, I'd love to hear how you found that on Sedar - it's not showing up for me.  What search parameters did you enter?  The new Sedar site is a nightmare.
