I am new to REITs but have been holding this one for a few months.  Yes, there could be some capital gains here, it is under NAV and their debt ratio has been going down.  We'll see what happens when they announce the special distribution and lowered monthly distribution after the recent sales.  To successfully recycle the capital is their next task.   It is trading higher

I've been investing in REITS pretty much since they were invented, however I'm a lot more cautious these days after getting killed in the Halloween massacre of the oil and gas trusts. I first bought this above 7 when one of the analysts on BNN made it a top pick. Got out pretty quick just above 7 for a small loss. Bought it back on a whim at 2.97. The NAV as stated on Partners website is $3.86.  Of course, this will depend on what one values the properties at.
