Let's hope there's some progress on sales... ( single unit )  it's seems a very very slow process.   - hoping management gives a lot more colour on this... 

Let's hope the other numbers are at least in line.   Occupancy should be good !!! 

- slow and steady rental increase...

extremely good earnings. most notable for me was the end of fair market value declines. the south actually saw a melt up which lowered the debt-asset ratio to 57.3% (covenant had 60% limit). the fact it's on the retreat now is a huge tailwind. i think this was holding some back out of the name as folks thought if it kept creeping upward, the distribution may be at risk. other notable is the ...more

Only concern I see is rates. Ffo down from rates and payout ratio up. Current mortages only 2.7 years at 2.2% and new renewal was 4.7%.

 Totally agree...  plus the rental increase will be over 5% in July.   plus unit sales finally seem to be increasing.   40 units already sold after 1st  quarter.        Looking good going forward !!  Looking to add more tomorrow !!

I see a wall of mortages in 25 and 26 at sub 2% rates that will be refinanced in the 4 percent range.  Will the rental increases be able to counter that?
