Yield is nearly 4% here

Its hard to imagine the market finally appreciating the value here. Although it would be nice, i dont see us breaking thru 14.20. At this level, the effective yield would be sub 4%. Then also consider the macro backdrop, and I find it very *unlikely* we break thru that resistance without a real pivot. Pretty sure the average REIT investor dosnt look very far beyond yield. Likely bounce off the same res as last time and go tumbling down to new lows along with the broad market at each worse than expected cpi print and then a larger than expected hike in september. Hope I'm wrong, but I don't think the oppertunity to stack cheap units is over. Still insanely bullish long-term here.

I agree that the low yield may not support a $14 breakthrough just yet, however, what your missing in your analysis is the 10 year bond spread continue to go lower, which is what REITS primariy trade against. You know, once short term rates get to 3-3.5% the yield curve will be insane.   Plus, going into midterms I dont think the forces at will want a prolonger recession and tanking ...more
