If there's any justice in the world...

... we should hit $13 tomorrow.  The only fly in the ointment is the very modest increase in AFFO compared to the massive jump in NOI and FFO - attributed to timing of maintenance spend and construction funding income (not sure exactly what the latter actually refers to).  

Also very bullish commentary on future increases in NOI, supporting AFFO.  They do highlight interest rate risk but they feel it is manageable.  

These results deserve multiple expansion in my book.  I don't think we will see quite the run-up we have seen with Chartwell with its retirement focus, but there's certainly some catching up to be done.  $15 over the course of the year doesn't seem out of reach.

Agree, a main concern, and a huge buying oppertunity, was and is, a high payout ratio. Which is now slowly decreasing. 90% for 2023 as a whole is acceptable, last quarter not so. But as you I cant understand the cosnstruction and maintenence post. We need to see CC. But the promise off growth in the future, makes this a completely different investment in my view.
