Existing zoning is 3 times. With a block, you can likely apply and get 6 times.
Mount Pleasant is employment lands dominated by Bio tech and tech.
This is not housing. This would be a tech or biotech campus. Value per block is a buck a share.
Rupert square is east. I doubt housing as well due to rail.
The issue is a urban creek, called Still Creek.
It is a issue, they want it out of the existing pipe.

Huge block of land, adjacent to Sky train stop. Very good road access. Highway one is a few blocks away.
The Still Creek is the issue. It is in a culvert that runs under the parking lot.
The original report on the watershed was done in 2002.
The long term City plan was to dig an open water way creek path with vegetation and pathways next to the rail line.
I think the rail precludes housing due to noise, so office and employment are probably the remaining use. There is large Loblaw retail across the road. Big retail further east.
The creek plan is being revisited this year. The issue is expensive. It would force the demolition of a a Mpc building, and a large neighbor to the east would have to be demolished as well.
The City is now talking 200 year floods as well.
They want better use for sure, but it will require co operation of Mpc, and the other land owner at the same time.
Major scale, who knows? The creek can now sometimes handle salmon running, this will not go away.
