You may be right about a slightly better entry point. I am hoping that by the end of July the cycle continues and sp steady climbs to November/December. Provided we continue to stay on track with construction and buzz etc...

You our may be focused on the possibility of .90s or .80s. My aims on hitting 1.40 by December. 
Time will tell.
