I dont see a path for recovery here, without a sale. Their business model was reliant on lower rates, and then offering shares at $13-14. AFFO went from 0.80 to 0.36 barely, even if they manage to support the dividend the payout ratio will be tight and the higher the SP goes ($6) the dividend becomes extremely tiny to entice new buyers.
They really ought to sell it, break it up, and let shareholders walk away with $10
