RE:No dividend increases until 2023You left out the part where they mentioned future Dividend increases would follow FFO increases. 
They expect FFO to be (FFO Total $850 - $950) They currently payout 260 million. A payout Ratio of 27.20% 

You taking a line from one presentation and twisting it is large speculation than someone saying there could be dividend increases. Only the board knows if there will be dividend increases. With a payout ratio of 28% I'd bet there will be at some point in time. If you look at their peers who payout 60-80% of FFO.

Vote whatever you want don't shat all over the board daily with nonsense. What makes you think they can't reduce debt by 1.3 billion and raise the dividend a little bit each year. A 4% raise is only $800,000/m extra increase from current payout
