Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Fair enough, yet they publicly disclosed they were buying dream office. These guys need to be redeeming $200M of preferred shares that will yield 6%+ upon renewal this year and paying down debt at the trust level and the sub level (iris). How can you not see this? At this point, transparency and prudent capital management is key... don't excuse sloopiness. Disclosing holding is one thing, nobody is asking for them to disclose future purchases.

They are targetting mismanaged reits so its not unheard of.  You can assume they are buying garbage/mispriced reits
