one.
Mind you it may be 10 or 15 years before they are completely
out.
Right now they are too diversified
Retail. ~76%
Industrial ~ 15% (going up to 20% based on development
and rising NAV per location)
Offices ~ 8% down to 4% after disposition
Apartments ~ 1% going up to 3% or 4% over 5 to 7 years
It is too hard for management to be good at everything.
Industrial interconnects with Retail. Apartments are a hot segment
all across Canada. New Apartments will rise in value by 40% alnor
immediately when constructed on free land.
Allied is better qualified to manage Offices. It is their "thing"
