RE:TD NotesOn a comparative front including all sectors of REITs together like several analysts do is lazy. It is like including all energy together pipelines and producers have completely different fundamentals and valuation trends. What these reports tend to miss is the recent trends of apartment and industrial being valued well above NAV. Medium term 3-6 year average duration with fixed low rates, and rising rents. At the very least Canada if not USA and Europe there is a demand for these properties going for incredibly low cap rates that significantly exceed NAV. 

Could easily imagine a situation where in a pusher for cheaper than market prices REITs get acquired by private players or even a situation like Artis's industrial assets get purchased at a higher premium.
