if they are so damn good why do they have to give such large discounts to their $ raising?

What I cannot understand is: They can borrow money in Europe for under .9%.  But they continue to issue shares that offer a monthly distribution of .05833c per share or 4.31%.  Of course, more shares being issued are dilluting our shares. I listened, and read this past report for Q4.  All of management said is that they had sufficient funds to make acquisitions and development ...more

Careful not to confuse equity with debt - they may be constrained by debt ratios ... or not. My understanding of what they are doing (and other REIT's as well) is making acquisitions in Europe (at more favorable rates, as you note), and shifting their leverage from higher cap properties in NA to those in Europe, thereby saving interest costs ... and of course making their overall cap ...more

The units trade at a premium to NAV so the issuance of new units is not dilutive but rather accretive to existing unit holders

One of the things I've learnt over the last couple years is if you want to own DIR, then you need to be prepared for very frequent money raising including equity issuance, green bonds, subscriptions, debentures, etc. By my count, they did 5 in 2021 and all were in the $200-300M range except one debenture at $800M.. I've also noticed that they do the equity issuances at very good prices ...more

Very interesting price action. Looks like I was spot on with my prediction as DIR hit $16.92 on Mar 18th, which was 2.5 weeks after my 2-3 week $16.90 prediction. Of course, I totally didn't expect it to then drop like a rock after that.  For total return/trading investors, it sure has become a swing trading stock with how up & down it is. For income investors living off dividends ...more

Hey Red Yup, cashed NPI in as well. Both the NPI & AQN trades tied for the longest "short" term trade I've done with the 5.5 month wait. I have now decided to just do one trade at a time and put part of the NPI dough into cash, part to the grandkids, and spread the rest around by adding to existing holdings. Ciao   Sarge
