Acquisition of SMU by DIR

Hey Sarge!

Bet your glad that you kept DIR in your portfolio ... despite being somewhat disenchanted with the REIT sector, in general.


As luck would have it, we have been fully invested in SMU, DIR, NXR, and PRV - all of which are benefitting today as a result of the SMU/DIR Industrial acquisition. Go Team Industrial!

The deal with GIC (of Singapore) should be beneficial to DIR's bottom line .... cuz they are only exposed to 10% of the real estate value but will benefit from 100% of the management fees generated by the rental income. Should have a beneficial impact on the REIT's AFFO payout ratio as soon as the deal closes!

Hey CSC I actually had no plans to sell any DIR unless they cut their divy. After their earnings report, I figured there'd be very little chance of that in the next while. As I mentioned, my wife & I have done really well with REITs but only because of take-overs and a timely sell of GRT because the yield had gotten below 3%.  When the dust settles, there's just too many divy ...more

I think GIC also needs an asset manager locally as this is their first foray into Canadian real estate. Paul has mentioned that they plan to do more JV work together in Canada so they may gobble up some more private or piublic REITs thought not much available apart from the two that CSC already has ..  Nexus and PRV (though the ceiling and warehousese are maybe a different and a step down ...more
