RE:Back to DIV

RE:Back to DIVBased on the current pay out ratio "In Q2 2022 and for the six months ended June 30, 2022, the payout ratios were 86.1% and 89.7%, respectively, an improvement when compared to the payout ratios of 89.9% and 96.0% for the same respective periods in 2021"; should we not expect a dividend increase soon ? (possibly September 2022?). "DIV intends to continue to pay a predictable and stable monthly dividend to shareholders and increase the dividend over time, in each case as cash flow per share allows" I would think they should be able to provide a decent dividend increase based on the very positive 6 month financials and positive outlook. I suspect an increase is coming soon. Hopefully next month. Thoughts?
