not moving with other dream entities (office, impact)

fed budget coming out on the 16th, likely impacts developers favourably more than others

boc meeting this week, possible talk of rate cuts or emergency rate cuts...

overall dream is one of the most compelling opportunities i can see on the mkt now.

very low risk entry point.
