RE:Coming tectonic changes in education I think you might be leaving of several aspect of the model out. Number one is that education is an immigration visa entry stream. It's the cost of entry to the west that many families will pay to plant the seed for their kids and eventually sponsored entry for the rest of the family.
Immigration aside, college in Canada is trade school. So you physically need to be present to do trades. Also most professions, like engineering, nursing, etc are also trade like in that you need to do labs and physical activities.
Third, for every kid that can watch YouTube lectures and self teach coding, there are dozens of other who need physical structured leaning.
Lastly, the true value in Harvard is the friends you meet. The senator's kids, the billionaire's kids, etc. Network is important. So although the medium for education may shift and democratize access to knowledge, I don't think thing will change as much as people think.
Turning to real estate, I think there will always be a demand for student housing, and in Vancouver in particular, the demand can change from students to professionals if education disappears.
