we beat the
.54 by 10%...  any thoughts on what we'll see now?  What are your thoughts on the earnings themselves?

I want to say they look great, however, they have looked great for a while and nothing.  We're at a P/E of just over 10, with a yield of 5% (as mentioned already).  To me this feels like a steal.  To go with all of this, a lot coming online in the next 1-2 year.
